Tips for Stopping Repossession

stop repossession

If you are trying to stop repossession of your property, there are several things you can do to help the process.

First and foremost, you should take good care of the property. One of the worst things you can do if you are trying to stop repossession is to destroy the interior of the house.

Many people strip their house clean of valuable items in order to ensure that the lender receives as little of their personal belongings as necessary.

However, this will not stop repossession of your home. In fact, it can have the opposite effect as a property devoid of heating, carpets, kitchen appliances etc will be worth less when it is being sold.

Considering the proceeds of the sale of the property will be used to pay off the balance of the loan and any mortgage arrears that have accrued, you should do all you can to ensure that the lender achieves the highest price possible when they sell the property after repossession takes place.

Another important thing to do when trying to stop repossession of your home is to be honest with the lender. If you are completely broke then you should tell them.

It will cost the lender money to pursue you for your outstanding debts so they may not be so inclined to continue chasing you if you make them aware that there is nothing to chase.

This does not mean that you will successfully stop repossession by eliminating the debts you owe, however it can help to relieve the pressure of constantly being hounded for payments that you cannot make.

One important step in the process required to successfully stop repossession of your home is to check your credit file. Lenders will use this file as a tool to help determine whether you have enough money to pay them.

In fact, it is important to check your credit file regularly anyway to ensure that there are no unauthorised checks on your file from credit issuing companies.

If you have received a shortfall letter from a lender you should check your credit file to discover whether they have already performed a search.

Legal issues may arise from such an act that could weigh in your favour. It is, of course, necessary to consult with a repossession solicitor to determine whether this has any bearing in your particular case.

Every individual in the UK has a right to privacy and it is possible that an unauthorized credit search may breach this right.

Please consider the information above if you are hoping to stop repossession of your home.

sell rent back

If you require to sell your home fast in order to prevent a repossession from taking place then there are solutions in the UK being offered by company’s that can help you do just this

However there is a solution that will enable you to make that “Fast Property Sale” but its not from individuals looking to live in your home. A new market has emerged were investors are able to to setup deals that go under the name of “Sell & Rent Back Schemes”

how this scheme works is simple in order to avoid eviction and repossession by the lender a privet investor is able to give you an on the spot quote for a percentage of the market value this will include being able to clear all your debts along with the outstanding balance things like any secured loans associated with the property will also be cleared as well as things like mortgage arrears. After the transaction has taken place if you have opted for the rent back option you will be able to stay in the property as tenant, it is not uncommon for these schemes to include a buy back option. So if your financial situation improves during this time you can opt in for the ability to buy your property back from the investor at a later stage if your situation improves.

This is a much better alternative than what would happen if someone was to go though the process of eviction and repossession as the property then would have been sold at auction for a very cheap price and any outstanding debts would continue to be chased by the lender and legal action would be taken to ensure that they get their money back.

Mortgages for People with Bad Credit!

mortgage arrears

The UK’s consumer debt has been hitting the headlines so often in the last twelve months that it has been almost impossible not to have noticed. The amount of people with credit cards is rising, as is the sheer number of people getting themselves further and further into bad debt. For many looking for a mortgage for people with bad credit, the future may look considerably grey but as our information below outlines, if you have a bad credit problem, then don’t despair. You might just be surprised by the choice of mortgages for people with bad credit which are currently on the market.

So, what counts as bad credit?

Bad credit, which can also be referred as adverse credit, can affect anyone living in the UK. Bad credit problems refer to a range of difficulties which people may be experiencing including:

•County court judgements •Bankruptcy •Mortgage arrears •Loan default

Bad credit can affect anyone and often people find themselves in bad credit situations before they even realising that it has crept up on them.

Why is getting a mortgage so hard for people with bad credit?

Unfortunately one of the consequences of having bad credit is that lenders are wary about lending money to you, especially when it is for as large an amount as a mortgage. Traditionally many mortgage lenders want evidence that your history shows you to be reliable in re-paying your previous loans. If you have defaulted in paying back money you owe, or if you have any county court judgements against you, they see the risk of lending you money to be high and therefore they charge an increased interest rate. Until recently a mortgage for people with bad credit has seemed to be totally out of the question.

How has this situation changed?

The situation as regards mortgages for people with bad credit has changed over the last half a decade because it simply has had no choice. This has come about for a variety of reasons, one of which is the significant rise in the number of people with bad credit. As the social attitude towards debt has changed, more facilities, such as store cards, have become available for people to borrow money. A consequence of this is that an increased number of people have not only got into debt but have also found themselves in way above their heads. This has, in turn, brought about a change in the number of lenders who are prepared to lend money to people with bad credit. There is now a relatively large group of lenders who are willing to provide specialist mortgages for people with bad credit and this level of competition is pushing the prices down, resulting in a better deal for the borrower.

What to do if you are interested in a mortgage for people with bad credit?

If you are interested in a mortgage for people with bad credit then the best thing to do is speak to a professional mortgage broker, who specialises in providing advice for bad credit mortgages. However, always make sure that the mortgage broker you see is qualified and regulated by the Financial Services Authority (FSA).

I am three months behind.. Filed chapter 7 two weeks ago. I have gotten 1 letter when i was 2 months behind giving me 30 days to pay or the foreclosure process would begin.( According to that it would have started on march 9th) I don’t mind leaving. I feel grateful that we were allowed to stay as long as we have…but…when will we be out? What’s the time line? What’s the process the lender needs to go through?

mortgage arrears

I’m getting divorced, my husband became violent and I’ve had to call the police on a number of occassions. He used to earn a lot of money so we bought a house for £140k, with a £100k deposit so we needed to borrow £40k which we took over 2 years. I do not work and he does not give me any money to look after our 3 year old daughter. I took a mortgage break in September which ends at the end of this month. The payment due is £3700, which I won’t be able to pay. I have phoned the mortgage company and told them all of this, and to ask if I could have an interest only mortgage. But they said that this could only be done if my husband rings up to agree to this. He won’t do this because he wants me to loose my home so that he can get his deposit back. I am just very worried now what the consequences of going into mortgage arrears are?

Why can’t the banks sort this one out?

mortgage arrears

Regarding the so called housing crisis: Seeing as it was the banks who presided over years of reckless lending have got us into this dire situation why isn’t it up to them to help people in mortgage arrears, why is it left to government and tax payers money to clear up their mess?
Hi Ern T - nice to hear from you .

mortgage arrears

My ex owes £950 on our joint mortgage. She is still in the property and I have left. If I pay off her arrears can I get a contract drawn up for her to repay me monthly ? And how binding would it be if she did not pay? She does have a history of not paying bills.
Ok so to add some details. I would love to sell the house but she does not want to. We have a 16 year old son chances are he will be going to college. I understand that the mortgage debt is a joint debt. But I have kept my payments. And I am now trying to stop a repossesion situation.
To answer your q? I did try to get off the morgage when I left. I even tried to give her the house to get rid of her. But the mortgage company would not accept this as she had no means at that time to take over the mortgage payments

mortgage arrears

I need some clarification on this matter.

I know mortgage payments are paid in arrears. Meaning the payment due on the first (ex: Jan 1) is actually for mortgage principal and interest accrued on the previous month (ex: Dec).

So for tax purposes, can I deduct the mortgage interest that is reflected on my Jan 1 payment but is NOT reflected on my 1098 that I received from the lender? Basically I believe the amount on the 1098 is short of one month’s interest…

Thanks!
